Description

Longford Court and Bell Court are two residential blocks (high rise and medium rise buildings, Longford is 16 floors and Bell is 4 floors in some parts and 5 floors in others).

Summary of Works to be carried out at Longford Court: Replacement of roof covering and associated balustrades, upstands and gulleys; Replacement of all external windows and balcony doors; Replacement of all bathrooms and associated services and decorations to Barnet Homes specifications; Replacement of all kitchens and associated services and decorations to Barnet Homes specifications; Reviewing and replacement of ventilation systems within flats as necessary to ensure appropriate environmental conditions; Redecoration of all communal spaces, using appropriate fire rated coverings; Surveying and reporting on the structural condition of the existing balconies; Structural specification of remedial works to balconies, as informed by the survey and report; External façade remedials, where necessary; New flow and return heating main risers through the building to allow for a central plant option in future due to existing gas installations within the flat; Replacement of above ground drainage systems; Replacement of rising and down service water mains including main plant and tanks; Installation of new flat ventilation systems to improve air quality and heat recovery; and Installation of new air quality sensors within the flats.

Summary of works to be carried out Bell Court: Structural repairs to flat balconies and communal balconies and handrails including re-covering for drainage run off; Replacement of weatherproof coverings to balconies; Replacement of balustrades, handrails etc to communal balconies and flat balconies; Structural repairs to communal staircase including construction of handrails; Redecoration of handrails and common areas in staircases; Structural repair, if required, to the canopy street side above the shops including repair/replacement of coverings and drainage; Surveying and if necessary repair/replacement of above ground drainage; Surveying the condition of all water services mains pipework; Removal of all debris and plants growing through the structure and remediate where required; Repair works around the ‘repaired’ gas meter boxes for all flats; Potential compliance works where the staircase exit doors are adjacent to retail unit doors and windows; Review and potential provision of fire compartmentation to external access hatches with non-compliant fire stopping around gas pipes; Potential provision of intumescent grills where these exit low level on ‘one way’ fire escapes; Potential temporary support of M&E services should structural works be required to the undersides of the balconies; Potential provision of fire stopping within flats; Replacement of flat entrance doors where required; and Replacement of staircase doors, glazed units and hatches.

This procurement is being conducted using the competitive flexible procedure under Section 20(2)(b) of the Procurement Act 2023 (“PA 2023”).

First stage: CAS documents published.

Second stage: shortlisted organisations are to be invited to ITT stage on or around August 2026- which will evaluate Cost, Technical Assessment, Social Value.

Third stage: Interview stage will follow to highest-scoring tender submissions.
